The Podere del 'Mandrillo” is magical plot of land (2 hectares) in Umbria near Orvieto between the towns of Colonnetta di Prodo and Fossatello. The house is beautifully isolated and has spectacular 360-degree views of the surrounding countryside.

The property is about 10 km from the A1 Autostrada and about 12 km from the town of Orvieto. The land has a small house, an exceptional rose garden, an olive grove, an orchard, a fertile sunny vegetable garden, a beautiful open field, a large grotto, and plenty of water.

The House:
The two-story house sits into the land and is surrounded by a rose garden (100 square meters). The kitchen - dining room, living room, office and bathroom, as well as a separate laundry storage rooms are all on the first floor. On the second floor are two bedrooms opening out onto a terrace. The stone and brick house was completely and faithfully restored four years ago. All utilities are brand new including gas heat and hot water, and electrical systems. According to a recent law passed in February of 2005 the house can be enlarged to up to an additional 100 square meters.

The Rose Garden:
Surrounding the house is a cherished collection of antique and rare varieties (Tea Chinese and Noisette varieties). There are more than 400 different bushes and climbers at least 350 different varieties.

The Olive Grove:
There are more than one hundred adult trees spread out on multiple terraces that produce excellent quality oil (between 110 and 200 kg of oil annually).

The Fruit Orchard:
The more than 40 trees planted four years ago already bear many fruits including: apricots, cherries, pears, apples, persimmons, figs and peaches. In addition several mature fig and cherry trees bear abundant fruit.

The Field:
The open field occupies the lowest portion of the land is perfect for planting various annual crops.

The Grotto:
Carved into the side of the hill beneath the house is a high vaulted 50 square meter storage space where various equipment can be stored.

Vegetable Garden:
There is a beautiful fertile sunny terrace for an extensive vegetable garden.

Water Supply:
The house is hooked up to the town water system. For the garden there is a newly installed system of underground pipes with water faucets throughout the entire property that are fed by a pump from the properties' own abundant ever present water source.
